There are many attributes to auction and it is by far the safest and quickest way to move on from the property, and any other concerns that may come with it.

Every part of the sales process is looked after, from photography, floorplans, virtual property tours and even accompanied viewings if required*. As well as being advertised on the new and contemporary Brighton & Beck website, we will also place the property on all of the major portals (Rightmove, Zoopla, Prime Location etc) and also will advertise through our social media network (Facebook, Instagram, LinkedIn etc).

Legal Packs & Solicitors

Before the property can be marketed your appointed solicitor will be required to create the Legal Pack. The legal pack comprises of all of the searches, titles, home report(Scotland only) and any other legal process’s that would normally be carried during a sale completion*.

Each firm has been specifically selected due to the speed they can complete, costs and reliability. Once you have completed the further information request you will be called by our panel conveyancing provider and you can discuss options with them.

Once on the Market.

Once the property has been listed onto the market the team at Brighton & Beck will keep you up to speed on the level of interest coming in, viewings taking place, viewing feedback from buyers and any offers that may be made prior to auction for you to review.

Should you have a level of interest and that an offer hasn’t been submitted prior that you have chosen to accept, then the property will be sold at its allotted time and date for Online Auction.

The Day of the Auction.

Each sale/property is given a specific time and date for auction. As this is an online auction there aren’t any concern with buyer being able to attend and the sale for any purchaser can be done wherever they wan to be. They can bid direct from the computer or even from the unique Brighton & Beck Mobile App.

Bidding for a property runs for 30 minutes, but the timer will extend if a buyer offers again within the last minute of the sale. This allows us to achieve the absolute maximum we can for our seller.

Once bidding has completed, and the sale has reached the required reserve or above, the sale is complete. For you as the seller this is where you know that you sale is complete and that the funds will be with you no later than 28 days after sale (this will only be different if agreed by the seller and sellers lawyers with the buyer).

The buyer pays a 10% deposit of the purchase price, which is held by Brighton & Beck and is transferred prior to settlement at the sellers solicitors request.

All legal documents are signed and completed after auction and the contracts are exchanged, meaning you buyer has committed to the purchase immediately**.

This is why selling at auction is by far the safest route and you still have the opportunity to achieve the best market value possible.
